Vision

We begin our process with a meeting to assess investment goals. Each client, like every property, is unique with individual needs and objectives. Smart planning is the key to accomplishing these goals.

We start by listening. Based on the investors' objectives, Au Terre Properties will design a strategy tailored to the individual investor. We align our operations to the investment goals, threats, risks and exit strategy of each property.

Our focus is to identify, define and mitigate what can go wrong with a given property, and be able to maximize every opportunity for what can go right.

Assessment

Our property managers will visit the property and review its physical condition, perform a rent analysis, assess vendors, review for preventative maintenance, determine capital improvement opportunities and look over financials. If the investor holds more than one property, we conduct a portfolio review.

Strategy

Based on the individual investor’s goals and our review of the property, we will present our recommendations and advise on how best to achieve the investor’s objectives.

Our objective is to optimize the performance of the asset. To achieve this, we determine whether we need to operate with a short-term disposition horizon, or create and retain value for a longer term holding period.

Execution

Our team of property managers then execute on the plan we have designed for the investor. In general, our management goal for each property is to maintain full occupancy through an aggressive leasing effort. We strive to optimize qualified potential tenant traffic through targeted marketing.

Your property manager will evaluate, monitor and closely oversee the preparation of your property for rental. Additionally, we seek opportunities to reduce costs, implement preventative maintenance, and balance optimal rent revenue against tenant turnover.
